- What commission do you charge?
Fees depend on your property and the services you need. We prepare a personalised written proposal that sets out the fee structure and what it covers. Contact us to request one.
- Do I need a tourist rental licence (ETV)?
Yes, a valid ETV licence is required to legally rent your property in the Balearic Islands. If you don't have one yet, our legal team can guide you through the application process and handle the paperwork.
- Can I still use my villa when I want?
Absolutely. You set your own availability calendar and can block dates for personal use at any time. Many of our owners use their villas during shoulder seasons and rent during peak summer months.
- How do you protect my property from damage?
Guest screening, security-deposit arrangements, insurance and property-check procedures can be agreed for your villa. Maintenance coordination and responsibilities are set out in the management agreement.
- What areas do you cover?
We manage luxury villas across Mallorca (including Pollensa, Sóller, Deià, Valldemossa, Puerto Andratx, Santanyí, and Palma), Ibiza, and Menorca. We're selectively expanding our portfolio in premium locations.
- How quickly can my villa start earning?
From the first consultation to the first booking usually takes a few weeks, depending on the property. Photography, listing creation and marketing set-up run in parallel.
- What reporting do I receive?
Reporting, performance information, guest feedback, maintenance updates and the frequency of owner communications are agreed with you and set out in the management agreement.
- What makes Azul Stays different from other agencies?
As part of the Isle of Mallorca / Azul Privé group, Azul Stays can coordinate with sister brands Bluebnc Yachting, Azul Cars and Azul Jets where relevant. The scope of marketing, booking support and additional services is agreed for each villa.
